In the world of overseas holidays few things have such a major impact on market forces as a new airport and Alanya is one of the lucky ones. Back when Ryanair and Easyjet were barely out of nappies, the impact of new flight routes into obscure provincial airports throughout France, Italy and Spain has made a huge impact on property prices and regional tourism and who today can potentially make or break a new destination. An announcement in December 2007 by Tepe Akfen Airport Holding (TAV) that it won a 25 year lease to operate the small Gazipasa Airport in Alanya on Turkey’s Mediterranean Coast which should drastically improve current 2-3 hour airport travel times to the region. TAV which manage the international airports of Istanbul, Izmir and Ankara have already started construction to incorporate necessary runway changes in order to increase airport capacity to 3 million passengers annually. The new Alanya-Gazipasa International airport is widely expected to have a huge impact on tourism and the real estate sector throughout the Alanya area both from a residential and commercial perspective attracting not only Europeans in search of a holiday destination but also Turks from Istanbul and Ankara seeking a city weekend getaway not to mention the jobs the new airport will provide boosting the local economy. Since the announcement property prices in Alanya are already on the up and local agents are predicting price rises of between 60-100% over the next 2 years bringing the area in line with neighbouring Bodrum and Fethiye with the nearest course some hours away in Belek. UK newspaper, The Telegraph, described the announcement of a new airport airport being built near Alanya as “good news” for British investors and holiday home buyers. Already on the back of the news has encouraged further investment with a UK and Irish consortium committing funds of 100 million euros to develop a new golf resort. Along with five star hotels and residential complexes planned there is also a new taxi boat service to connect Gazipaşa with Kaş and Kalkan and is also bound to lead to increased numbers of visitors to the region. The new Alanya-Gazipasa International airport is sure to have a positive impact on housing in Alanya and should bring more competition to the market for cheap flights to Turkey. | |

In fact the Roman commander Mark Anthony loved the place so much that he married Queen Cleopatra there in 32BC and then gave it to her as a wedding gift. Hardly surprising then that hungry British property hunters have already fallen for its charms, and that many more are expected to do so with the opening of an international airport this summer. Currently visitors fly to Antalya, a 90-minute drive away, but the new airport at Gazipasa will cut the journey time to 25 minutes. Presently around 2,500 to 3,000 Britons and Irish own a place in Alanya and this figure is set to rise with news of the new airport. The opening of Gazipasa airport will boost the town’s economy and infrastructure, which under the guiding hand of mayor Hasan Sipahioglu has improved considerably since 2000. Roads leading to the sea and forttop headland that divides the city into two sweeping bays have been tarmacked, street lighting installed, pavements surfaced and electricity cables put underground. The pavements are clean and street crime is virtually unheard of. Several streets in the modern centre which run adjacent to the sea have been pedestrianised. Lined with cafes, restaurants, bazaarstyle shops as well as contemporary glass- fronted stores, the effect is a promenade culture reminiscent of a Spanish seaside resort. There are 13,000 foreign homeowners in Alanya, which is almost ten per cent of the population total population of Alanya. Noel and Heather Hogan, from Newport, Shropshire, paid €125,000 (£86,500) for a four-bedroom apartment last year, ‘We visited Alanya on a holiday and liked the area and the locals very much,’ says Noel. ‘So much so we decided to buy a place out there. We wanted somewhere that was a real home from home and we’ve found that in Alanya. ‘The way of life is so relaxing. My wife can lie by the pool and enjoy spa treatments and there’s plenty of local attractions, shops and restaurants to explore when we head out into the town.’ | |
